I am planning on putting in duct work for a natural gas unit to heat the main floor and the new basement remodel (which will all be one apartment).My question is what should I do with the upstairs apartment?

Can we also request the inspection reports from the builder during the different phases in which the city inspected the home -- i.e. dry wall etc.Has anyone not done a home inspection on a new construction before?

We do try to get to know them during our rehab phase, and if they do not seem like wackos, we usually give at least one of them our contact info and let them know they can call us if they see any problems, even though we have a property manager.

Right now I'm in the learning phase, and this phase could take several months or even a year.

Also expect that your track record will affect the cost and even possibility of you getting financing.Once you're past the rehab phase and into holding, things become less variable.

As a GC I figured I would just sub out all phases of construction just Iike I would on a renovation, does this make sense when building?

Phase 1 and environmental reports can vary.  

I did call them, still in my shock phase, and I don't think they the guy was interested in having any part of a conversation.
