In fact most plaintiffs attorney don’t even care to research who the individual behind the entity is because it’s rarely relevant to their objectives.

My experience is in Alabama association law, but I suspect the principles are universal:  There is a hierarchy of rules for HOAs and just like government documents, a lower ordinance can be used to execute and make more specific a "higher rule," but can't contradict it. 

Because you live with the person versus renting to them in their own individual Unit you may fall under more lenient guidelines in replacing the tenant.
