Nice job Brian.re: Once you have an RMLO lined up to handle the applications and origination and have nailed your terms...market away.Thanks for the kind words, Hattie, and I love your posts btw, but as far as marketing on Craigslist or in print for Owner Financing buyers,  I would caution you not describing the exact terms of any owner financing and have something vague, like"Owner will finance either owner carry or lease to own, there is some qualifying, please contact NAME RMLO # PH#" for an application or link to a 1003 app like thishttps://www.dropbox.com/s/xd2qn5djkf6z15v/Mortgage...To act in the capacity as marketing for a financing arrangement without proper licensing can get you in FEDERAL hot water.

Cash flow around here is usually pretty tough upon initial purchase unless you get a smoking hot deal, force a ton of appreciation (I.e buy a shell and put more into fixing it than you paid) or put down a really big downpayment to lower your financing costs.  

Considering they do offer unlimited training, and their CEO is indeed an incredible investor who encourages investing throughout his company, I have decided to stick around.

We buy, rehab, and sell in hot zip codes. 

I think it was due to the apartment being two floors and if you don't close the door all the hot air goes upstairs.  

If anyone also knows of anyone that's actively doing flips or rehabs in that area that would also be incredibly helpful as well.Thank you in advance for your time and consideration.

As the last comment said, know what area you are buying in because there are a lot of not-so-hot "locals".

You have a laundry room, so most probably there is a house meter and a house hot water heater.What about lawn care and (if necessary) snow removal?
