Even if you just had one tiny old lady living upstairs, it can sound like an elephant when you're downstairs, and some people are more sensitive to the sounds of someone walking around above them - I'm one of them, which is why I only rent the top floor unit when I rent.Is there any way you could get them to swap apartments? 

To some people especially the ladies, painting makes a big difference.

So my cleaning lady told me that I need to take the trash out in the bathroom of that house. 

I had one lady come into my office before we went appointment-only and scream at me that I was a horrible person and how evil capitalism was for America.

For example the lady who requested the place be professionally cleaned before she moved in  ....never ever ever cleaned the place after she moved in and then expected me to pay her hotel bill cause she claimed her place wasn’t inhabitable & broker her lease.

If you do it on your own, you just need two key people: contractor/maintenance guy and a cleaning lady.

I might bite the bullet and pay a decent price, the one lady has great english skills and her own scripts.

Our tenant was great; very respectful, always paid on time - a really wonderful lady.

Lucky for me the lady selling had no leases, no financials, and all offers had to have no financing contingencies.
