Im under contract to buy a property that has a 2/1 and a 1/1 on it, but both are on one gas and electric meter.  

Some of the things that you should provide:  cable, wifi, 1 smart tv with BluRay, regular TV's in the bedrooms, a gas or charcoal grill, a poker table, the sofa in the living room should be a sofa bed, washer/dryer with starting detergent, soap, tp, paper towels, cleaning supplies, vacuum cleaner.Your dining room will never be used as a dining room. 

As a DIY guy I've bought thousands worth over the years in as needed only ever rented jack hammer, cement saw and gas-powered hole auger (big ticket rarely used things)

I have a fourplex where each tenant has their own sink and separate hookup for a washer and gas dryer in the basement that they would have to provide.  

Well as compared to Mercedes, Lexus, Porsche, BMW.... to just plug in an go I have not been to a gas station since.. also we can schedule our charging for late nights so its next to free I think it cost me 3 to 4 bucks to fill up....

Let the engineering stuff to an engineer (sanitary, storm-water, gas, electrical, communication, etc)... expect some fees on the engineering work plus the utilities companies.  

But, others think we have ten years of gas left in this climb, and still others think the end is here today.  

Truth is, I will admit being ignorant about having a frame of reference for what CPA tax prep should cost like what gallon of gas or loaf of bread should cost, so I might be concerned over nothing.
