hi there Nick Pastore, the rental market is very hot here in kitchener / Waterloo market due to this area being the new tech sector of north america, with employment opportunities with google and facebook , and other start up App companies such as kik and others. also with this region having 2 of the countries top universities, this allows for great rent also as once school was over students would go back home but the stay and get work. that's allowing the waterloo region to grow .

This sector is not flashy like the high end, luxury apartment complexes with all the bells and whistles, but I think that if you can attract the strong employment history tenant with a good blue collar job, then you will achieve financial stability on your properties.

@Jalen HenningsenIt depends what type of real estate investing you are interested in doing: wholesaling, buy and hold or fix and flip.Buy and Hold is really good in the Midwest, near a major metropolitan area: Chicago, St Louis, Kansas City, and Cleveland are really hot right now for the rental market - you can get more for the money.Fix and Flip is good all over the Country right now, but in up and coming areas like East Coast (Florida is really booming in that sector,) I would look more closely.For Wholesaling, it depends if your end buyer that you are targeting are landlords or rehabbers - see notes on areas mentioned above depending on your end buyer's criteria.You can do some research on the National Association of Realtors site for statistics and more in depth information.

In that case you're going to have to look at sectors that you can scale as an active owner into 14 - 20 mil in assets and not drive yourself bonkers on projects too small to be able to scale where you want at the level of involvement you want to have.So be wary of smaller investments that will sap your time but not the available capital effectively for the the haul.

I'm giving you a major benefit of the doubt here since you're from Georgia and I like your first name but trust me there is a LOT that goes into advertising, vetting, screening, selection, placement, forms, expertise, move in inspection, etc.Property Management is like buying a hamburger.
