I believe that means they expect you to show a bank account with enough funds in it and/or authorization letter for you to receive those funds.

Pay 20 bucks or so, fill out a web page, and they'll grant you a "diagnosis".

Repair of the appliances is inevitable as appliances may stop working properly due to excessive use or when the appliances get overused.

It doesn't sound like they  "replaced" the fridge and are withholding rent to pay for that, it sounds like they want to withhold rent as leverage for the repair to be made.All that said, if a covered appliance is broken in one of our properties, it will be hours and maybe a few days before an action plan is underway. 10 days seems excessive for a fridge but we probably don't have the whole story, maybe they're waiting on parts or something.

California charges a minimum tax of $800 a year per LLC, and more if you have gross receipts in excess of $250k.
