tankless is more efficient when gas, not as efficient when electric. 

Costs to make those repairs don't tend to cost and arm and a leg.It all comes down to ensuring you have enough room in the budget to hit your personal return target.Now if the cost to repair along with the purchase price caused the deal to decrease your return target, then at that point yes I would consider it a deal breaker.

Each of these team members will be designing their individual pieces and communicating on the overlapping areas to help ensure your entire project is what you want, it meets code and works well together.

How efficient are using the local real estate associations (ie what % of wholesale deals occur with individual buyers, vs. associations)? 

With an owner occupancy requirement I typically try to ensure the buyers mtg contributions (PITI/water) at or below market rent so you are not in the red when you move. 

We then blocked those dates on the calendar to ensure no one else could book those dates for those first 2 weeks.
