This question is the reason why many brokers do not wish to engage in wholesaling, because most wholesalers don't want anyone to know how much they are making on the deal and if you are a real estate agent you are expected to be a fiduciary.

They also provide sample legal documents if I ask.If your offers are accepted I would engage a lawyer for drafting the sales agreement for your terms.

So here’s my 2 cents; engage an advisor who specializes in lakefront development and who holds the CRE (Counselors of Real Estate) designation.

If there are many partners that are residents of different states, it may make the partnership return more complex which can justify the priceFurthermore, you should have been aware of what the fee would have been(or atleast a range) upon engagement with the CPA. 

Highly recommend consulting a specialized attorney for this purpose as you might miss a few items that will make future engagements difficult.
