Investment Info:Single-family residence fix & flip investment in Fort Smith.

I am working with another investor doing before and after shots of his flips. 

It's a flip in PA, not a BRRR however.

So in some ways targeting appreciation can lead to much more significant cash flow investing down the road as long as you are not relying on constant appreciation like, for example, someone buying multi's in Somerville to flip to high end condos.

I fix and flip all the houses.

I have $10k in profit, and my original $500k back to lend to the next person.Let's say I flip that same $500k 10 times in a year.I just earned $100k on $500k.That's a 20% ROI.In reality there's a lot more going on, various estimates say the net cost to originate a single loan is $4500 to $8500 mostly due to Dodd-Frank and CFPB... probably 0.5% of your interest rate is just that alone.

At this point in time, I have two buying opportunities that are two different strategies; buy and hold, versus renovate/fix and flip.

So I think it makes more sense to fix and flip than investing in rental in northwest region.
