@Chris Magma I think that is similar to what I do now, I put in a OPRA request electronically and they send me either an Excel file or a PDF of all the currently tax delinquent properties.

We are using the "rent-by-room" strategy, and we put electronic locks on all bedroom doors and the front door.

Starting about a year ago down here in San Antonio, I would read and hear daily media reports on the housing shortage in the Eagle Ford Shale in South Texas.

From my research, it seems the large houses, close to the ocean, with pool, media room, hot tub, etc. offer the best ROI but they are also the most expensive to purchase. 

We scan and file electronically in the property folder in drobox. 

We put in a Sauna last summer so that is also a draw for our property.The numbers and investment is good the rest of the year so anything in the winter is just Ice-ing on the cake.But to answer the question on marketing- nothing too crazy but if we can get a few bookings just through Vrbo/Airbnb plus through our families and property managers social media we will call it a win.

Does anyone have recommendations on electronic lockboxes for self-showings? 

The economy is doing very well and there is a lot of money chasing returns and doing anything to beat inflation.Foreign investors are buying up places and having them sit empty hoping for appreciation I guess.Social media (Bigger Pockets included) has made it so way more re investors are in the market, it looks easy and people really don’t know what they are doing but social media makes it look easier than it is And they don’t do their due diligence.
