That list does cover the heavy hitters, but just to sum it up here are some that I always look for (I also get a home inspection for each property before buying it and ask my inspector to check for these things).Stuff You Can't See (aka takes a test or a professional)AsbestosLead based paintLead in the soilBuried oil tanks (if the home use to have an oil furnace)Collapsed/Rooted sewer linesPoor septic tanks (I have heard of people buying homes and finding out that a 50 gal drum is the septic tank)Stuff You Can See (or easily find out on your own)Old wiring (knob/tube, cloth, aluminum)Cast iron plumbingBroken roof raftersDry rot, termites, wet rot, and just wood support issuesMoldFuses/Multiple electric panelsSloping floorsCracked foundationsSigns of water in crawl space/basementThose are the ones just of the top of my head which can quickly add thousands of dollars to a job.

The appraisal requested the existing wood siding be painted and repaired in certain places were the boards are messed up.

By pulling up the wood in the foyer, bathrooms, laundry room, & closets, we actually will have enough of the old maple to do all the floors in our house.

for this luxury 3Br 2Ba 1501 sqft, top floor unit with all appliances /fireplace/granite countertops, wood floors, large balcony with view of the city skyline-- gated community and secured building with pool and clubhouse)Now my PITI will drop to $1120..So I just more than doubled my monthly positive cash flow, put $24k cash in my pocket--tax free --and I still OWN the highly appreciating income producing asset.

Construction is wildly inefficient, there are going to be plenty of things to keep you occupied besides driving around trying to save every little $50 or keeping a pile of 2x8 drops because you can use it for dead wood at the next project.
