I try to stay within the 65% - 70% wholesale guide line but sometimes these discounts are extremely difficult to get especially if the home is livable.

If this means discounting the selling price on the sell-side instead of working harder that's what they'll do.

The agent says this is because there are very few agencies willing to rent out to townhomes. so few competition => premium is high. in addition he says you don't get multi-insurance discounts on second property.
