The perfect property manager

It may be that the landlord requires that they approve any work ahead of time, so there would be a link for them to follow to digitally approve the vendor or job ahead of time. This is one of those topics I have had bouncing around in my head for a long time - and one that could really use some effective software support.Cheers,Robert

Investment Calculators Recommendation

The reason I never use custom calculators is that I don't know if they 1. used the proper formulas and 2. what assumptions they made and 3. the degree of rounding used (I go out for the full 8 digits).

Buy and Hold Investor - Looking for a cash flow positive property
25 January 2017 | 11 replies
I have modeled out the cash flows / total return and using very conservative assumptions, if you take into account the amortization, you will generate a high single digit, tax free return initially (perhaps much greater as rents/ property values increase - over time) ... this to me is a much more appealing place for a portion of my money than stocks or bonds at this point. - Any thoughts you may have would be appreciated ...Also does anyone have thoughts on adjacent markets in the area - or across the country that have better returns?
