If the LLC component is holding things up I would consider just doing it in your personal name. 

Such as, a defining feature or something that differentiates it from the rest.Thank you in advance / I really wish I could reciprocate. 

Price is one component of the overall picture. 

Contract is probably cleaner as you could more clearly define defaults and remedies in the agreement that would allow for a breakup.

You should properly define "net profit" to get all expenses of "buying", "holding", and "selling" deducted from the contract price.The real danger is papering the agreement between the LLC and the GC. 

The duplex will have a party wall in the middle and main entrances facing north and south, respectively, opening to the two roughly parallel roads that define said block.
