My take on it is to take care of the problem, as you are obviously doing, and discount the rent for this month.

SEller  ( local prominent surgeon would not discount the price to make it feasible..

If I decrease the discount for booking longer stays my vacancy will go up but I'll have more short stays which pay more.  

Many insurance companies would not cover a landlord in this case and as a result the landlord could be in deep trouble.

I believe that in general, this is a game for the deep pocketed, with good lawyers and the ability to lose a few rounds.

As far as their discounted Realtor programs, I'm not sure exactly what the discount is, but for one of my clients, it was far less than the 25% rebate/discount offered by Homes For Heroes Realtor program.

Patrick Milia I'm not so familiar with this in PA but my concern would be something else, using your hypothetical example that if you do a assignment that means that the end user has too dig out 110K (50K for 25% down + 60K assignment fee) so if he can get a similar house on the block for 260K with only 25% down that's only 65K out of his pocket,IMO it has to be significantly discounted that someone should buy it.
