I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

It sounds like it would reduce the amount to bring to closing but in the end will cost you more in interest unless you'd gain rent to offset daily interest.

As long as it isn't a daily parade most people won't complain and you still get to show the units.

For cash flow properties, it's better I use the money from my bank accounts, the reason being: 1) I need the cash flow to support my daily life; 2) get the depreciation benefit4.  401k from former employer is tax deferred，I still don't have a good idea what's the best use for this money.Any advice?

Daily Goals- [ ] Write 5 hand written letters per day to people in your network- [ ] Analyze 3 investment properties per day - [ ] Listen to at least 30 minutes of podcasts or watch 30 minutes of educational YouTube videos- [ ] Do something on Bigger Pockets (read an article, comment on an article/blog post/show notes, participate in a forum, watch a video, etc.

I'm not talking about doing rehab work: you want work that will have you interacting with the investor daily, with tenants, with the city Govt, with contractors, attorneys, etc.
