Bill - I own properties in various countries around the world but Spain is the only country where I am taxed on gross (as opposed to net) rent.

In the parts of the country with four seasons, there is a season for Real Estate.

managing a property in Italy (well, Sicily, we can debate whether that's the same country or not ;) remotely has been a great way for me to learn about investing in real estate too!

Of course, investing out of country comes with tribulations of its own - you need a good accountant and real estate / corporate lawyer, with cross-border experience, on your team to ensure you set things up correctly from a legal and taxation perspective.

If you put a good system in place to manage your properties, it shouldn't matter if your investments are just down the street or clear across the country.

I had to leave out of the country so I talked with my broker over email about completing the deal for me.In the email he offered to complete the deal for 50/50 which I thought was very fair.So, now my friend is under contract and I emailed my broker to clarify our deal in which he now magically states all that he will give me is a 20% referal fee.
