I generally pay my GC a 40% deposit to get started which covers the first couple phases of the project.

So your plan to put the property into the LLC and then sell and buy is problematic for a couple of reasons:1.

I have worked with them for a couple clients, and I know the owner.

I know this is why developers are buying up houses in this neighborhood and putting up brand new ones.
