As for the AC & Furnace I would suggest buying a thermostat lock box; buy a smart thermostat that can switch from heat to cool on its own; set it and forget it.

Should I vote to change the heating/cooling to an HVAC system?

I still have a lot to learn, but it is cool to know that other people my age are making it happen right now.

Which is cool but, I go on deployment soon and we are wanting to refinance out of the VA and to a conventional loan.

@Marc Winter is there any cheap little device I could screw on that tells me the usage of each unit? 

Most agents are bad on reading instructions (and a few other things), but an equal amount of them can't figure out how to set up Showintime correctly and unintentionally will block all day etc..The other issue is that it will not show up well on mobile devices.
