To get to the "meat and potatoes", I came across the Note investing topic on BP and it has been an outlet of investing that I am starting to become interested in.

Since January, I have seen a murder house (younger son killed mom and paralyzed older step brother), a meth-cooking house still tested positive in the basement, a hoarder house that every inch needs a rehab.

Also, HUD advised me at first I could do a self-assessment for the Capital Needs Assessment, but after speaking with their director they are now requiring me to have one done by someone on HUD's approved list. 

There's the risk someone will try to contact the seller after you did all the work to find someone willing to sell at a price that left some meat on the bone. 

Once that is determined you may be able to provide some cooking facilities but not enough to infringe on their silly rules.  

So non-traditional financing only3)  I live in California but don't want to invest here due to taxes, prices, and tenant first approach 4) I love turnkey and have 6 other SFHs now because I'm a solo out-of-market investor but wanted to "step out" and possibly make a break for more meat on the bone with this 1031 5) I've been looking for multi-family but have struggled to find anything i could make work for multiple years as an out-of-state investor and keep ending up back with SFH and duplex6) My top goal is cash flow so that i can step away from working a day job so hard and work more on real estate projects and enjoying life!
