(50/50)The property is pre-construction and as of right now we are having to deposit earnest money with delivery being expected about a year out.I was hoping to get some advice from the community as to how I should structure this partnership legally.

I actually think estimating rehab costs accurately is the most difficult skill to especially if you don't have construction experience. 

While biking we saw at least several other similar houses under active rehab and even some new construction. 

I am wondering if it is like that for everyone who has rental units on the market right now. there has been more multifamily construction in South Florida, primarily new builds of A properties.
