As far as Self Storage there are 15 self storage complexes in Lufkin, TX alone.

Real estate might be local but the different property types and different markets nationally and internationally are incredibly complex.

I love condo investing...but one thing to consider in buying multiple condos in the same complex is the increase in risk that comes along with doing so.  

This included property managers/assistant, grounds keepers, leasing specialist, handy man at apartment complexes, etc. 

I need help or advice on how to finance deals for apartment complexes with no money out of pocket and how to offer terms that will benefit me and the financer I'm willing to offer as much as possible to get deals done for buy and hold long term residual income or possible joint ventures/partnerships ?

However, the purchase price of the whole complex is high enough that I would have minimal equity after covering costs, tenant relocation fee, etc.Any options to make this deal work for someone with good credit (700+) and high W2 income, but nowhere near enough cash for 20% down???
