I suppose I would focus on cap rate if I was buying a property where the purchase and resale price was directly tied to cap rate (e.g. valuation of an apartment complex).

The only "finders fee" that can be paid here without a license is up to $50 for a tenant in an apartment complex for referring a tenant, however the tenants cannot do any type of advertising or marketing otherwise it's again in violation.

Declining principle" sounds like some guru term and is making things sound more complex than than what I think you're trying to do.In your last post you say: He just has to get caught up in his payments (through a 401(k) perhaps).What's that mean?
