Q2: Would it be better to hire a property management company to manage the house since we will be moving out of state?

You need to network in your target market to find reputable wholesalers and investor focused agents.

Who does these (not looking for specific companies), is it accountants, lawyers, agents, and/or contractors? 

As I see it I'm betting on the housing market, rental market, YoY tax increases, and insurance companies.

I'm on the lookout for investor-friendly title companies and lawyers.

I also have a Rolodex of reputable industry contacts including, closing attorneys, general contractors, inspectors, etc.I would love to set up a time to meet and chat about your goals and develop a plan of action!

Also, have an attorney and/or work with a title company to help you draft up the paperwork and close the deal.
