The tenant that  brought him that $2000 in January the attorney still hasn’t mailed it to me nor communicate  with the tenant or anything.

We treated everything properties the same as if we owned it in fact are cleans and communicating people often don’t even know which property we own and which we manage.

There are countless other aspects to short term rentals (designing communications to please the booking platform algorithms, copywriting, the psychology of guest satisfaction, seo, knowing and understanding the platform policies to protect your payouts, etc) but it’s very intensive to truly optimize a property and that’s where a competent management company (with in-house specialists) would come in.

Using it about 30% for all transactions & communications.

Get the phone number of the RAC and get in the communication stream, something is off

Perhaps communicate to the tenant that you’d prefer to not file an eviction and that you won’t if they’ll confirm that they’ve purposefully relinquished possession back to you.

You could find a buyer that is honest, fair, good at communicating, and things go smoothly.
