It is ok if the decks in the air, but when they sit right at the ground, that can create water issues multiple ways.In my primary residence I would do colored concrete with stamped pattern.

Now if you own the land outright, you have a horse of a different color, I would say go ahead and buy and rent away.

Approved housing allows you to go through a process and block students from class registration or graduation if they steal from you so you have extra leverage to be made whole.

Keep your condensation pumps in good working order (occasionally pour in a SMALL amount of bleach or other agent to kill algae , make sure outside tube not blocked / clogged/ kinked / frozen )

Can we paint different colors?

This is very distressing, and I do not have time to go through turbotax or HR Block's tax forms, but I still do these by hand, without an accountant.So many thanks if any kind rental property owner could give me advice!  

The biggest disadvantage is you don't want to be too different (like different siding or roof colors) from your next door neighbor despite your preference. 

I've blocked a lot of living there from my mind and trying to remember all the good things. 

You can't just block out a time period of the market and say bitcoin outperforms Real Estate from 2015-2017. 

@Michael PlaksI see no issue S179ing 1245 property used in a residential real estate trade or business as long as it passes with flying colors the other provisions of Sec 179.My source for this is the highest level of authoritative guidance: Internal Revenue Code Sec 179.
