- Location Focus: Promising cities/neighborhoods for multifamily investments in Texas?

The legislative climate in many states (like Colorado, where I operate) makes running a property management company akin to doing open-heart surgery on a row boat in the open sea with choppy water. 

When the city comes after people, they go to the owner.

The city has put some rules in place to manage how properties are rented out in the short term, especially focusing on stay durations and where rentals can even operate.

I am actively investing throughout Atlanta, Georgia, and its metro cities, down to Macon, Georgia.

Keep in mind in VT there is a state capital gains tax, separate from any IRS taxes. 

While that's all of Wake county, my concern would be if the 5k new homes this gentlemen stated are concentrated where I'm looking.

He does this in extremely busy cities where flights get delayed and people suddenly need a place to stay, and often check Facebook for recommendations. 

In my lease agreement it states not to leave the door as to not let the cat out.Am I legally allowed to serve her a 3 day notice to quit for breaking multiple rules (right to quiet enjoyment, not locking the door, not leaving the door open to not let the cat out, not wearing shoes in the house)  within the first week?
