Hello everyone I'm new here in BP I'm a general contractor transitioning into becoming an investor so new in a lot of subjects, I live in Oklahoma, and want to hear everyone's opinions, advices and experiences related to this subject.

It's pretty convenient, although their coverage rates are relatively high and you have no say as to what coverage you want.

Does the 70% rule hold relatively true in higher priced areas such as CA. 

It currently has tenants but I would most likely seek new ones as they are the current owner's relatives and not paying much in rent.

I have done a search and try skip tracing the info to find owner and anyone related.

You might consider finding people age 30-50, Income $70,000 or more, high Financial Stability Score.
