So even if you do setup some workaround, your going to find a few hundred to a few thousand "activist enforcers" in form of licensed agents,  happy to report you the moment they see you "coloring outside of the lines". 

I think making a spec sheet and getting out to as many small time bankers, investment minded agents, and other investor events like a real estate meetup or real estate groups on facebook is your best bet. 

Does your real estate agent handle rentals? 

Flipping is a self-employed job with high risk and high transaction costs.By the time taxes and agents are done with you, the juice is rarely worth the squeeze.
