I have a unit that is *almost* done being rehabbed and am looking for a good cleaning crew here in Louisville. 

My question is... because the tenant and security deposit was inherited and we do not know the true starting condition of the unit when their tenancy began are we able to deduct from the deposit to fix things like carpet etc?

In the same sense many of those people would like to sell and maybe move closer to family, but they haven't sold because they have to clean and fix it up first. this is where you come in.

Restoring the house -- adding new HVAC system, resurfacing all walls, painting, replacing light fixtures, and all appliances; carpet, crown molding, etc.

It is both visually attractive as well as clean and safe.

I had a fire-resistant ceiling that had fallen down in a boiler room and it cost me $3500 to get 300 feet cleaned up.The "floating in the air" thing I've never heard of. 

Also the standard family lease in a blue collar part of town where things are relatively clean and peaceful.  

Do not the loan companies—the loan companies. are companies—the loan companies who are doing the financing—make the clean-up?

All I have into this property is the closing costs, part of the commission I split to my broker, carpet cleaning ($120), and a couple small updates/repairs.
