In this market, many wholesalers, agents, and brokers have investment properties sold on the drive home after signing the purchase contract or listing agreement. 

The problem you're having is that your Loan Officer or Broker isn't versed in delayed financing most likely.

I should pass my Florid RE sales associate license this month and I’ll need to “hang” my license w a broker.

Someone offering anywhere near this should be a bank or mortgage broker.

Usually just by these metrics, you can get a high level overview of where demand may be going.Also, you could speak to surrounding brokers and property management companies to get secondhand opinions.

I don't need to be associated with a broker or subscribed to the local board. 

The buyer pays the brokers fees and get added to the title.

(no I am not broker or sales person- just one who like to share my experiences to help the next) it is a process and not immediate... it does take time but in the end it works out because it will save you that much more money in the long run!
