I don't think we are at the bottom but there are several areas that have shown signs of recovery and stabilization.I think the question is to broad to answer from a National level and can only be answered from a local level in my opinion.That being said, many local areas here in So Cal have seen sales increase, supply decrease, buyers increase, and values stabilize.I have also seen sevral areas in Las Vegas where the prices continue to fall, however, the rental market is good and you can pick up properties for much less than the cost to build.

So if folks take what your teaching them which is probably best practices based on your experiences and buy at the top end of the rental spectrum I personally believe they stand a much better chance of success..

And unless they/you can why that event will impact re prices, there's no information to act on.Fight recency bias.Personal suggestion (from someone who's putting plenty of new $$ in play locally, FWIW): Very broad brush, but if you're going to house hack one of those duplexes in that price range right now, make sure it could generate at least $3800/m in income ... total.

If not then giving yourself 4-6 months for your search instead of 3-4 months increases the likelihood that you'll find a 95th-percentile+ deal.And the next thing I would start thinking about is where you fall on the spectrum of investing for cash flow vs investing for appreciation, as this will be one of the many factors that inform what neighborhoods / cities to concentrate on for your search.

In my experience this is not as profitable as purchasing notes at a discount to principal, especially a LARGE discount, but with the note market being what it is with discounts on performing notes hard to come by, creating or originating loan may be the best way to build a good size portfolio.On the more passive side of the note investor spectrum, there are investors that purchase notes through note brokers or note originated by hard money lenders.
