The STR possibility is a bonus for buyers looking to STR the property, but I haven't heard of it adding value to a property.Now, I can see where the value could be higher due to a no longer available license or something like that. 

In addition to a taxpayer's wages, salaries, tips, and other compensation, active business income includes the taxpayer's share of (1) ordinary proprietorship, partnership, or S corporation net income (or loss); (2) Section 1231 gains (or losses) from a trade or business; (3) Section 1245 and 1250 depreciation recapture from a trade or business; and (4) interest earned from working capital related to a trade or business2) You can also take bonus depreciation (50% depreciation the first year).

I believe there is a reduced section 179 and or bonus depreciation.

For example, Idaho does not treat bonus depreciation the same way that the IRS does.

An added bonus is that adjacent to our property, the city is in the process of building a state of the art 180,000 sqft. sportsplex.

But I'm a realist and see agents show properties only with commissions at a certain level, new construction bonuses, etc...  

My bonus tip is to market your work on platforms such as Instagram or TikTok so the potential clients would connect with you without paying for leads.What are potential pitfalls?

If at the same bank as your operating account, link the accounts so that you might qualify for higher or bonus interest rates. 

Those are nice bonuses and you may be able to do that without sacrificing anything.Also, keep in mind to have at least one bathtub, since young families will use it for bathing their lil ones.

Encourage your seller to offer a buyers agent bonus.
