If the property has portions of it that are unpermitted then you can't consider that value until you bring property back up to code.   

It should be part of the title search, "city lien search" as we call it here, which finds out about existing, but unrecorded as of yet, code violations.

I've already checked with my assessors office, treasury office, recorders office,  and building/neighborhood code departments for any liens, back taxes, or violations, and everything came back clean as a whistle.

In most cases you can negotiate with Code Enforcement to lower that cost

I think different states are different but there is an actual bank code that refers to construction loans, and that is specifically stated in the loan docs.

I called the electric company to see what the costs of an extra box were and he told me that the entire cluster would need to be brought up to code AND he wasn't sure he could add a third box due to zoning issues.
