The funny thing was he called every day for two weeks asking if I changed my mind yet.

Hey, did you know there used to be companies that you could pull a full room of carpet out, deliver it to the company, and they would wash, dry and fluff it so you could re-install over new padding?

How was he able to do it , was it legal , and what are my options now I am living out of US, I am in advanced retirement age . 

Boy was he wrong.Realtors obviously list to sell, get their commission and can be a valuable resource to determine the market conditions, what a property should sell once its built.

@Lauren Hogan the filter system on a PC is aweful.

Despite the HOA fees, it's a wash when you don't have to pay for as much maintenance. 

Thanks @Ray Reed ,I talked this through with my broker and he suggested 2 options, A) We offer over asking and ask the seller to install this prior to closingB) We offer under asking and install this ourselves after the fact My preference is for A as it rolls the costs into the Mortgage and hassle is with the seller.

It took around 4.5 hours to finish the cleaning list we made, not including laundry because we want to use a wash/dry/fold laundry service.
