Are the occupancy #'s you're using in your assumptions accurate if it's actually pulling from on Lower Whitefish Lake or one of the other lake epicenters in the Brainerd market?

I would go in with the assumption that everything will need to be replaced or repainted and negotiate based on those repairs.

My assumption is shortly after closing, but based on some comments above (i.e. asbestos siding, buildings being too close) I wonder if I can get an insurance agent involved prior to closing.

The amount of assumptions you make is pretty dumbfounding, and if you think that I'm trying to sell people on just my strategy, maybe you should re-read your posts as well since, according to you, we're all idiots and should only invest in multifamily real estate, and at that, only super expensive multifamily real estate (which isn't an option for a lot of people).

My assumption was similar on which banks will be willing to do that loan amount, so I'm targeting the smaller regional banks around me (already have one who handles our sfr and small mfh).
