Listed on real estate websites as a 1 bedroom/1 bath built in 1910 and 1100 sq feet and a detached 2 car garage.

Hi All - I have a 1 bedroom house and the roof/ceiling is leaking into the bedroom (over the bed). 

Dining room is pretty open to the living room beyond, through some nice cased built-in bookshelves...so opening the kitchen up also would mean that the whole house except for the bedrooms & hallway would be sort of one connected space.I am trying to rehab the house in the spirit of its 1920s design, and to make major changes only when they produce a real, indisputable improvement.     

Son wants to sell to me and be done with it and I do have experience dealing with short sales.2. 3 bedroom 1.5 bath 1300sqft home (Frame) here the south suburbs of Chicago.

An 8-10% cap rate just doesn't do it for me ... we buy in nicer lower middle class neighborhoods for 30-40k that rent for 800 a month w/ a 3 bedroom.  

Are the Multifamily  properties in the area 1 bedroom?  

With much of the work done to annex into a village with ample services for single family, multifamily or nursing home facility pre-approved and much of the legal work done this could be a great opportunity.

In an effort to mitigate the drama, we offered to put carpeting in the upstairs bedroom, but not the rest of the apartment.  

Rents for a 2 bedroom bath are anywhere from $900 to $1200 per unit.

I have 4 bedroom homes that are often occupied by middle to upper age couples with no kids!
