I was a union carpenter and enjoy the remodeling process, so I do like fixing places up, but this one is appealing because it seems like I can get it with the almost guaruntee of excellent cash flow in like, 5 years, with zero work and then I have time to do a more involved reno with my other cash (plus my zero interest business card that's still got about a year on it).I'm trying to look at it from a 10 years from now perspective though.

It's not quite passive and not quite active, and I project a more profitable outcome than buying a turnkey or entrusting the entire operation to a low-paid property manager. If you're interested in coming along on this journey, please message me!

I guess this would be similar to turnkey investing (e.g. roofstock) but at a more localized level with more of a partnership on the back-end (refi/sale).Interested to hear if any others have gone down this path as I'm sure it has various pros/cons.
