My name is Dustin and I am currently on Active Duty with the US Coast Guard stationed in Cape Cod, MA.  

Tips would be just get active and don't be afraid to invest what's considered bad areas. 

I would also recommend posting to any San Diego specific forums on here or doing a post on the specific neighborhood to see if any active investors have a keyword set up for that.  

And be as active on here as you can.

Treat this activity like you would any marketing activity and track the results but we have had great results.

Illegal activities can still be prohibited in a lease.

.#3 is fairly passive if you have a good turnkey company, good location and a good PM.Of course #4 is all you although you could partner up with someone else.So it comes down to your goals, the level of passive vs active investor that you want to be, your resources(Time , Money, Experience).Your choices will depend on your goals.
