My wife is tough as nails and I know she'll be down to take any path, that being said I think if it was up to here solo she would just sell the place and accept we'll be working our whole lives like everyone else.

The initial analysis is optimistic, but I get a sense that once I go through the actual 203k process with consultants that the numbers will change, which I’m prepared to accept and not move forward if the numbers don’t support my BRRR goals.

I recommend your lease include a minimum 3% annual increase so the tenant is always expecting it and you avoid falling too far behind.Give them 3% or $25 or something to that affect and they can either accept it or move out.
