Thinking I struck out this time I started to head out but noticed a binder in the desk that said "probate court docket index by case name/descendants estates" they had the cases in this binder dating back from August 2014 to current.

Called predatory dealing.No, this is no longer the wild west where you get what you can get some fool to agree to, might do that in a shoe store, but not in real estate.Obviously you've never been to court over a real estate transaction where some owner cried foul of misleading valuations.

"contract is subject to partners approval" or contract is subject to valuation approval"hope this helps Unless you actually have a partner (and "partner" is a legal term, with a legal definition) this gets you out of exactly jack and squat if you end up in court.

the weird thing is that out of all the times i have appeared in eviction court, i have NEVER had a tenant or an attorney use the technicality of the 5 day notice being improperly delivered as a defense.

I haven't had the benefit of researching Cook County, but from my experience, there may be online search limitations at the courthouse or county clerk level (these are two separate entities and if the court website does not publish petitions, the county clerk may publish this).

Even if per the contract you are due it they can be very difficult in trying to get it back and sometimes force you to go to court if the EM provision is worded a certain way.If you no longer want to buy this property and want to get out of it or want to buy if the seller reduces you really need to know what you signed and what your outs are before making such a move.
