Western NC in the mountains can provide better seasonality volatility but is also much more challenging regarding restrictions, location, product, etc.Most PMs will charge you between 15%-30%.

I would like to use the Vacation home loan again so to meet one of the criteria's I need to be 50 miles away which puts me more to the western side of the lakes area, and I feel like I will loose some seasonality because there is only one ski resort to the west.
