I have a couple of general newbie questions I was hoping someone could help with:When viewing duplex listings on sites like Zillow, some of the listings are obviously tenantless, as the pictures show bare rooms with no furniture, but some listings show fully-furnished rooms.

Because I own businesses in other fields its great to wall off the software by company from the employees view but from my vantage point it's one system that reaches people in all parts of the organization, allows us all to work together on projects and enhances inter office communications.

I remember one short sale house we couldn't get inside to view that we bid on ... by the time the bank countered for $10k over our offer we got in to see extensive water damage, so we countered back $10k less than our original offer, and the bank of course passed.

I wouldn't view this as being better as none of knows the future.I would have an exit strategy or be ready to refi if I wanted to keep the property as I would not want to be paying 4.75% plus 2.65%.

@Lawrence Hasit if your escalator is only $1 over the next highest, they would view them as equal bids and look at other specifics of the contract.
