Best neighborhoods in Virginia Beach stay closer to southside Kellam, Ocean Lakes, or northside like First Colonial/Great Neck/Tallwood if you've got the $$$ and can put in an offer the same day if interest rates don't scare you off and you can refi later. 

A few months ago a 1 bed 2 bath home came on the market for $40,000 not far from my buyers primary residence in Cass Lake, MN not to far from my primary market in Bemidji, Minnesota.

We are just above 300 active homes in Salt Lake County under 700,000.

@Patrick M.I get such a kick out of the hypocrisy of these names...how is the photographed wood grain of the a pecan tree planted on the shore of a lake different from the photographed wood grain of a pecan tree planted in a treated-sewage-fertilized field by a ditch?

This is a lake community and the subdivision has both mobile homes and SFHs.

I remember seeing some cabins on Loopnet that might total close to that somewhere on Lake Conroe.

I’d be interested if you find any positive items in the process as I considered doing it on lake front small multi I saw for sale once in MN.

I live nearby in Clear Lake and my personal policy was just dropped and all new policies were over double the price.
