If that guy did not knock on my door I probably would have either taken a 10k hit to dump it on the MLS or left 15k in it as a rental, barely cashflowing, and hope to recover my investment in 10 years. 

So we'd have the bare minimum at that location and he'd stay there and fix stuff up while staying there at the minimum time to claim he's a primary residence and then we'd BRRRR.I'm sure this is incredibly silly, but my Google searching didn't bring up exactly what I was looking for. 

Slum lords generally speaking maintain the property at the bare minimum required to get a new tenants absolutely sucking all cash out of it and will rent to anyone who shows up and gives them 1 months rent.

The 90% can barely feed themselves, must less invest.

Combine that with paying too much in the first place and I barely cash-flowed.

He's a slumlord and does the bare minimum.

Hi Phillip - this is my first post on BP so I figure why not make it on a really complex topic I barely know anything about.

Actually sometimes it seems he barely mastered the art of the spoken word.

In some cases you might just have to apply for the permit, get it inspected and then close the permit out, it really depends on what you did.Also bare in mind, some buyers get building inspectors who will pick up on some of the work you did if not done properly as well.
