Remember 95% of the banks and lenders will only finance a mobile home if it is a "Double Wide" built after June/1976 must have be on a permanent foundation & some states require hurricane tie/downs.

Roof, HVAC, plumbing, foundation, hardscape, Windows, fending, electrical,  kitchens, bathrooms, hot water heaters, etc. all have a lifespan. 

Most are found at your local REIA meetings, meetups and here on BP.  

I believe that the foundation must be laid before brokers are contacted..

After the inspection it turns out the floor is caving in and there are parts of the house that have no foundation under them.

I would say what really helped me get a base foundation on REI is listening to the BP podcast DAILY, read "rich dad poor dad" and buy, rehab, rent, refinance and repeat by David Greene and definitely attending one of the newbie webinars Brandon hosts.

It worked out well, and we had a good relationship.If you were to move forward on a property like this, during the general inspection, you'd have your inspector check all of the major systems (plumbing, electrical, foundation, roof) for any flaws or obsolescence.

Househacking is awesome, and the younger you get started building that foundation of equity and wealth, the better you're setting yourself up for your life as an investor.Best,Jon

Most of the time you'll have to encase the full perimeter of the home in a code-compliant block foundation to have the lender recognize it as "attached."
