Remember 95% of the banks and lenders will only finance a mobile home if it is a "Double Wide" built after June/1976 must have be on a permanent foundation & some states require hurricane tie/downs.

I would say what really helped me get a base foundation on REI is listening to the BP podcast DAILY, read "rich dad poor dad" and buy, rehab, rent, refinance and repeat by David Greene and definitely attending one of the newbie webinars Brandon hosts.

It worked out well, and we had a good relationship.If you were to move forward on a property like this, during the general inspection, you'd have your inspector check all of the major systems (plumbing, electrical, foundation, roof) for any flaws or obsolescence.
