Occasionally, I have dabbled in PeerStreet and WeFunder as well.Has anyone here gone off the beaten path and invested in a physical B&M bank in their town?

Evolving activities are ones you do to gain new knowledge, evolve yourself physically/mentally/spiritually, or further your position financially.

The current tenant is a threat to your well being, both physically and financially.  

When I went through this exercise a few years ago with a proposed multi-family build, our challenges were not finding a model and a builder/vendor, but meeting all the requirements needed for site selection. 

How do you get your physically get your money back out of the deal after the appraisal and Refinance so you can then Repeat and buy your second property?  

I had excepted them conditionally based on them paying online via cozy to rent the property and they are now saying that it’s not in the physical lease and they don’t “trust“ online payments.    

As an exercise, it's fine to play around with the numbers to get the desired cash on cash return, but you should know when you've deviated too far from the median price.I suggest looking at the sold listings on Zillow, Redfin, etc. to familiarize yourself with recent comps in the neighborhood.

Building supplies auctions - these usually don't seem to have good info on the websites and you have to go to them physically . 2. 

We see houses just like any other physical possession and rarely get attached.  

To your excellent points in your posts, I think that the fact of the matter is that almost nobody has actually gone through the exercise of actually thinking about what THEY WANT out of life in general, and then forming a plan of action around those desires to get there!
