I got an email about a property that's in pretty good shape, just needs some miscellaneous, cosmetic repairs and the seller (who is an investor) says that the house should retail at $145K after these small adjustments, but when I went online to the appraisal website, the house appraises at $119,560.

As an 18 yr resident of Fl and investor,I can say that the condo mkt is ripe for picking-lots of overbuilts and foreclosures have the sellers scrambling for offers.Yes the other posters make alot of good points but best thing is to actually go down and shop.

I'm thinking that if I do shop and find a better rate it should be a lot less because I have the appraisal which was the most costliest part.
