I was in Ranch Cucamonga for several years before it grew up into a big city and now thankfully live in Pocatello.

I found a vacant 4 unit property where the numbers work, is on an okay block in a lower end neighborhood, across the street from a park, and not far from where I currently live and grew up.

I've been researching and honing in on SMFs around Bergen county (in a few lower-tax towns… though lower is relative in NJ) as buy and hold rental properties, as well as south of Boston, MA (Quincy, Weymouth, East Bridgewater), closer to where I grew up and where I have a strong network of labor contacts. 

I grew up in the area and know Rochester like the back of my hand. 

I've chosen not to invest in the DC area, despite living here now (I actually grew up in Springfield) .

I grew up in that neighborhood and made it out just fine!

I have found that once I settled on an agency the discounts grew with multiple policies.I use rentometer and craigslist to check on rental rates.
